What’s Going On On The Island

Most of the holiday events on the island are now behind us, with the calendar heavily frontloaded this year and not much left as we head into Christmas. One of the final highlights was the Ship Bottom Christmas Parade — the weather held off, turnout was strong, and this year’s rendition was a great one all around.

If you’re looking for something with some Christmas spirit to do this weekend, Elf the Musical at Surflight Theatre is worth checking out if you haven’t seen it yet, with multiple showtimes on both Saturday and Sunday.

What’s Going On In Real Estate

We also have some exciting news to share. As of this morning, we have officially joined a new and exciting brokerage, The Freeman Co. From a market standpoint, inventory has picked up slightly since the start of the month. Since December 2nd, we’ve added 7 net listings and currently stand at 92 active properties island-wide.

The past week has been a strong reminder that buyer demand remains very high — especially under $2 million. A great example was 373 2nd End Street in Surf City, which was listed at $1.399M on December 11th. The property received multiple offers over the weekend and went to a best and final on Monday, proving that when the right home hits the market in this range, it moves almost instantly. If you’re shopping in this price bracket, staying active and diligent is critical.

As inventory remains tight, off-market opportunities continue to be an important part of the equation.
