What’s Going On On The Island

We hope everyone had a wonderful holiday and had the chance to slow down, unwind, and spend some quality time with friends and family. As the holiday season winds down, the island has one final hurrah on New Year’s Eve before settling into its typical three-month winter lull.

New Year’s Eve remains one of the most active nights of the off-season, with live music, special dinners, and celebrations happening across the island. We’ve pulled together everything we know into our New Year’s Eve Guide, and recently added several brunch spots as well for those easing into New Year’s Day.

While things may feel quieter overall, there’s no shortage of buzz in the restaurant scene this off-season. Isola has officially been listed for sale, and several well-known spots have recently exchanged hands. Pinky’s and Rare Co. both changed ownership, with rumors swirling that Pinky’s will reopen under a new name and an entirely different style of cuisine. It has also been confirmed that Rare Co. will become a Broadway Hot & Honey Chicken, adding another fast casual option to the mid-island's growing restaurant scene.

There have also been rumblings of a beloved Italian favorite making a comeback, and we’ll be keeping a close eye on how things unfold. We’ll be putting together a full off-season restaurant and business update in the coming weeks with everything we’re hearing and tracking.

Writing this newsletter from Andy’s — it’s pretty cool to be able to work with lighthouse views and such a calm, peaceful atmosphere. A great spot to relax, read, or get some work done this winter.

What’s Going On In Real Estate

From a real estate perspective, there isn’t much change to report as we close out the year. Inventory has been hovering right around 90 homes for the past several weeks, with very few new listings hitting the market over the last two months.

Many of the homes currently available feel overpriced and stale, having sat through much of the fall without meaningful activity. As we flip the calendar to the new year, we’re hopeful to see a wave of refreshed and properly positioned listings come to market.

As we’ve continued to hammer home, anything priced to sell is still moving quickly and often going under contract within a matter of days. Staying tuned, prepared, and ready to act remains critical for buyers as we head into early 2026.
