What’s Going On On The Island
Winter is fully settled in on the island after a weekend of rain and snow dampened conditions across Long Beach Island. The island felt noticeably empty — and that quiet carried over into open houses, where traffic was lighter than usual.
This is the stretch of the year where weekend weather can directly impact market activity. Buyers tend to stay home during cold, wet weekends and then re-emerge quickly once a warm-weather window opens. Historically, the first mild weekend often brings a noticeable surge in showings and foot traffic.
From a lifestyle perspective, there are still a few highlights on the calendar worth noting.
Long Beach Island Restaurant Week begins on January 30th, bringing together some of the island’s most popular year-round favorites. Participating spots include Azzurri, Russo’s, Old Causeway, Flour Child, Dune 18, and Buckalew’s, offering a great excuse to get out during the slower winter season.
Another winter tradition returning soon is the Annual Polar Plunge on February 8th, hosted by the St. Francis Community Center. For those brave enough to jump in, all proceeds benefit the community center and the Southern Regional swim teams — making it one of the island’s most impactful cold-weather events.
What’s Going On In Real Estate
The start of the year continues to bring new inventory to the market, and the first three weeks of January have already shown a steady flow of fresh listings across the island. Buyers who took a break over the holidays now have new options to browse, making this one of the few windows where meaningful inventory actually appears before the spring rush.
Even with winter weather slowing foot traffic at open houses, activity behind the scenes remains strong. Over the past week alone, 6 properties went under contract, with 5 of those falling in the $2M–$3M price range. What’s more telling is the speed — 5 of the 6 homes were on the market for less than three weeks before going under contract.
This reinforces the type of market we’re operating in heading into 2026. Inventory remains historically tight, demand continues to outpace supply, and buyers are being forced to make fast, confident decisions when the right opportunity appears. Several newly listed properties are already showing signs that they won’t make it through the upcoming weekend, despite the time of year and weather conditions.
An important strategy for serious buyers right now: if you see a home you like and the weather is bad, still make the trip to see it. Fewer people are willing to come down on cold, rainy, or windy weekends, which often means less competition, lighter foot traffic, and a better chance to position yourself strongly before the next warm-weather surge brings crowds back.
