As we hit the back end of the spring season, the closing data is starting to come in — and it validates the storyline of the spring: the majority of listings have been overpriced.

Over the past two weeks, 20 homes closed and only 2 went over ask. The average sale-to-ask landed at 95.9%, with another 10 listings expiring in that same window. The data confirms what we've been seeing on the ground — buyers are showing up, but they're not chasing prices that don't reflect where the market actually is.

One trend worth flagging: 13 of the 20 closings were all-cash. That's consistent with what we've seen across 2026 — cash purchases continue to outpace financed transactions on the island.

7 Financed · 35%

Inventory has been extremely steady and is still hovering in the 120s. Expect that number to slowly decline over the next month or so as homeowners pull listings off the market for the summer season.

One Off the Ocean in Brant Beach

7403 Ocean Blvd, Long Beach Township

$2,499,000
4 Bedrooms
3.5 Bathrooms
1,904 Square Feet
1992 Year Built

Offered at $2,499,000, this east-facing, one-off-the-ocean home in Brant Beach captures ocean views from one of the island's most desirable Ocean Blvd stretches. The reverse living layout puts the open kitchen, dining, and great room on the top floor under soaring cathedral ceilings, with sliders out to an ocean-facing deck. The primary suite shares that top floor with its own deck access, while the first floor holds three more bedrooms — including a junior ensuite — a full hall bath, and a bonus living area with a wet bar that flexes as overflow sleeping or a second hangout. Recently renovated and move-in ready, with the Beach Pavilion, sports courts, dog park, and Bayview Park all a short walk away.

Why We Like It

Renovated homes one off the ocean under $2.5M don't sit long on LBI — and this one comes with real ocean views, a reverse living layout, and cathedral ceilings that most homes at this price point can't match. The east-facing deck off the top-floor living space is the kind of feature buyers chase and rarely find under $3M.

Brant Beach is also one of LBI's most walkable family neighborhoods, and 7403 lands right in the middle of it. Sunset Park, the bayside Pavilion, basketball and pickleball courts are all walking distance, Firepit Fridays on the beach are a short walk away, and Ocean Blvd itself is arguably the best stretch on the island to walk or bike in the morning.
