We hope you enjoyed your Labor Day weekend! With local summer now officially behind us, the fall real estate market on LBI is moving into high gear.
As expected, the post-summer wave of listings has begun โ with 19 properties hitting the market in just the past week. Our active inventory now stands at 131 homes, the largest number weโve seen since May 16 (136 homes). Based on seasonal patterns, we expect inventory to continue climbing over the next six weeks or so. For reference, last yearโs inventory peaked at 188 homes on October 21st.
If past years are any guide, the next eight weeks will be the busiest stretch of the year. Buyers should be prepared for intense competition and move quickly on serious opportunities, since hesitation could mean missing out โ and waiting until next yearโs spring market.
This week also marks the start of another seasonal tradition: beach driving season. For the first time this fall, you can now take your vehicle onto the beach at the Edwin B. Forsythe Wildlife Refuge. For details on how to safely and legally access the beach, see our Vehicle Access Guide below.
